Project Manager

We are seeking an experienced and results-driven Project Manager – Luxury Fit-Out to lead the successful delivery of high-end residential and luxury villa fit-out projects in Dubai. The role is responsible for full project lifecycle management, from pre-construction planning through execution, handover, and final account closure.The Project Manager will oversee quality, program, cost, resources, logistics, and stakeholder coordination, ensuring all works are delivered to the highest standards of craftsmanship and within agreed timelines and budgets. This position requires strong leadership, technical expertise, and a deep understanding of luxury fit-out execution.Manage the full lifecycle of luxury fit-out projects, from mobilization to final handover and close-out.Develop and control project programmes, execution plans, and sequencing in coordination with site teams and subcontractors.Ensure projects are delivered in line with contractual scope, budget, and timelines.Ensure execution of works meets luxury standards, approved drawings, specifications, and mock-ups.Oversee high-end finishes including marble and stone works, bespoke joinery, decorative ceilings, façade elements, and specialty finishes.Review and approve shop drawings, method statements, and material submittals in coordination with design team, consultants.Oversee coordination of MEP systems (HVAC, electrical, plumbing, ELV, AV, smart systems) with architectural and fit-out works.Ensure all interfaces are resolved prior to closures and finishing stages.Monitor project costs, variations, and cash flow in coordination with senior pm, commercial and procurement teams.Review and certify subcontractor progress claims and variation orders.Ensure cost control without compromising quality or design intent.Act as the main point of contact with clients, consultants, developers, and authorities.Lead project meetings, inspections, and progress reviews.Ensure timely closure of consultant comments, snagging items, and authority observations.Lead and manage site engineers, supervisors, subcontractors, and suppliers.Ensure proper allocation of resources and manpower planning.Promote a professional, quality-driven, and accountable site culture.Oversee snagging, de-snagging, and final handover processes.Ensure preparation and submission of as-built drawings, O&M manuals, warranties, and handover documentation.Support final account closure and project completion.RequirementsMinimum 8 years of progressive experience in the interior fit-out industry, with a proven track record in delivering luxury villas, high‑end residential, and premium hospitality projects in Dubai.Tier 1 Fit-Out Contractor, Client representative or PMC experience.Demonstrated experience managing complex, high‑value fit‑out projects involving bespoke architectural finishes, custom joinery, premium stone works, specialist systems, and high‑end materials.Strong experience in commercial and contractual management, including budget control, cost forecasting, variation management, subcontractor procurement, and progress payment certification.Solid background in fast‑track luxury projects, where quality, precision, attention to detail, and strict timelines are critical.Bachelor’s or master’s degree in civil engineering, Construction Management, Architecture, or related discipline.Strong expertise in luxury fit-out execution, materials, and workmanship standards.Solid working knowledge of MEP coordination within high‑end fit‑out projects.Strong understanding of contracts, BOQs, variations, and project commercial controls.Proficient in AutoCAD, MS Office, and project reporting tools (Primavera / MS Project is an advantage).Familiarity with UAE authority requirements and inspection processes.BenefitsInternational team (over 50 nationalities)24 annual leave daysAnnual flight homeLife insurance planMedical insurance plan (with the option to upgrade at your own cost)Invitations to participate in various company functions, staff events, and department team building eventsOpportunities to learn, develop and grow with the organization#J-18808-Ljbffr
